Selling Process

Selling a home today requires diligence, strategy, appropriate pricing and technological advancements to market a property. Our counselors know how to market a home for maximum visibility and know the variables of correctly pricing a home to negotiate the best deal possible for their sellers.

Agency
Upon meeting, Distinctive Realty agents will provide an Agency Disclosure Form to enable you to make informed choices. Distinctive Realty is a Dual Agency in Massachusetts.

Listing
Once you've discussed the professional market analysis provided to you by your Distinctive Realty agent, it's time to contract your home to be "listed" by Distinctive Realty. Your agent will go over their detailed strategic plan to market and sell your home. Your Distinctive Realty associate will put your interests first and negotiate for the best price and terms for you, their client.

Offer to Purchase and Contingencies
Once an "Offer to Purchase" has been accepted and executed, a buyer will typically engage licensed inspector/s to have the property inspected for structural soundness, radon, lead paint, water quality or other inspections. These inspections are generally completed within 10 days of accepted "Offer" and are at the Buyer's expense. Further negotiations may take place after inspections are completed. A mortgage contingency is typically in place for approximately four weeks till a bank issues a commitment to the Buyer.

Purchase and Sale Agreement
This agreement is typically executed within two weeks from "Offer". Legal consultation is recommended, as this agreement spells out in specific details those legal obligations of each party which were only alluded to in the "Offer" form.

Closing
Generally, once the Buyer obtains a mortgage approval, the final contingency has been satisfied. The bank's attorney will order the title search of property and begin to prepare all closing documentation.

As time draws near to closing, your Distinctive Realty agent will assist you in preparing for your move.
